Pedernales Valley Ranch spans 101 unrestricted acres on the Blanco/Hays County line between Johnson City and Dripping Springs — elevated Hill Country land with commanding valley views, a mix of groomed acreage and native wildlife habitat, and oak cover throughout.

As the founding listing in the Family Camps network, the ranch will be held in family ownership shares and made available for stays exclusively to family and friends within the network. It is never listed on the open rental market. Family Camps manages the land, the rules, and the booking calendar so ownership stays simple and enjoyable.

Pedernales Valley Ranch was built for exactly what Family Camps exists for: multiple families sharing one piece of the Hill Country. Each family can have their own quarters — two modular homes, a loft over the recreation barn — while everyone gathers under the barndo, at the fire pit, or in the hot tub overlooking the valley.

An oversized septic system rated for 12 bathrooms, backup Generac generators with propane, a water well plus rainwater collection, and an all-weather limestone road mean the compound runs even when the Hill Country grid doesn't. And with Dripping Springs, Austin, and Pedernales Falls State Park all close, getting there is easy from anywhere in Central Texas.
